Probate Opportunity from a Friend

We are interested in purchasing our first investment property, and have a solid lead on a single family home that was owned by the daughter of a friend who passed away unexpectedly a year and a half ago.  She left no will, and our friend is left to maintain the property while it goes through the courts.  She has expressed a lot of stress over the expense of keeping the property, and is extremely emotional about the situation.  We believe that we can take the financial burden off of her, but it is a difficult situation to bring up, and we are completely unsure of how and when we could even acquire the home given the legal situation.  Any thoughts / advice would be greatly appreciated!
