Advice on home flip.

I’m looking into buying a home but would like to get a fixer upper that would build equity so I could try to sell in 2-3 years. Wanted to get a multI- family home because I’ve been told they build the most equity however the real estate in the areas south of boston are selling multi-family homes at a price that is inconvenient to even do a flip and receive equity that is even worth the hassle. So is it worth it to buy a single family home that needs work and fix it to sell it or should I stick it out and try to find a diamond in the rough for a multi-family home?
