“Wild and Scenic” river front prop. Anyone familiar with cons?
Hola, I recently submitted a buy proposal with my realtor for 1.5 acre water’s edge Smith River (NW CA) property which the owner is currently reviewing and is likely to accept. Raw land, municipal water hooked up, electrical pole on site, flat/level, problematic trees felled, some fruit trees, backs to National Forest, salmon/steelhead hole, no structures. 180k, 70k down seller financed for 5 yrs at 6%. I want to plant fruit trees and build a summer/ fall rental for families and fisherman. What are the cons for developing (slight) on rivers deemed WSR? Any holes in this plan I’m not seeing? Can anyone speak from experience?
