Incorrect survey from the 50's leaves house on neighbors land.

Hey everyone, I'm looking for advice. I have a property that I've been trying to sell for almost a year now. The property has tenants that want to buy the home. So no issue there. To make a long story short the issue is that the county records where screwed up with a eligibility of a hand written survey from back in the 50's and a few years ago they re surveyed and now my house is roughly 2 feet on the neighbors. (the entire block is messed up) The neighbor is well to but it nicely, uncooperative. I'v spoken with multiple attorneys and none wanted the task. I found one who is trying to help but seems like hes a lost cause too. I have an offer to purchase on needed footage of the neighbors land but again they just keep giving me the run around. Do I go to litigation or just play there game until I can sell this property? Anyone deal with similar situation? Sorry for long post..... and of course Thanks for any input
