11 Property Opportunity - How Do I Make This Work???

I recently received a direct mail response from a seller with +/- 11 single family rental homes in my area that she wants to unload. She has made it clear she is not selling at large a discount, and (according to her) they are all turnkey properties so I am not expecting a huge value add opportunity (market value for each is between $325-$375). I am a newbie (just filled my first rental with my first tenant this month) trying to figure out how I can make this deal work. I am aware I will need money partners, portfolio lenders, seller financing components, or all of the above, just feel a little out of my league and don't know where to start. Any thoughts, suggestions, strategies, similar experiences to share? Thanks!!
