Buying in Glenpool OK

Hello everyone! I would say this question is more for anyone in Oklahoma but all help is welcomed! There's an off market deal ive come by for a 100k house in Glenpool,OK. Theres already a renter renting for $850/mo and the numbers seem good. Ive only been in Oklahoma for a little over a year and want to know what you think of Glenpool? Neighborhood scout doesnt seem to help much for crime rates. Whats that like? How have your own deala gone there? Someone told me as long as the numbers work, whatever it is, he goes for it. I'm still new on BP as well and hope I posted in the right place.. Thanks!

$850 on a 100k investment in a small town, think I would pass on that.  You can do better in the city where your pool of renters will be much better, lower days on market when empty.
