Real Estate Agent Question
I'm making offers on a pair of properties on 2 parcels. My first offer was a 1031 exchange. In 36 hours I received an email from my buyer's agent that the seller wasn't interested in this type of arrangement. I never signed an offer form/purchase agreement. I then proceeded to make a cash offer for 1 parcel and a lease-to-own arrangement for the 2nd parcel. Same thing happened, I was told the seller wasn't interested in a lease-to-own arrangement in about 36 hrs and I never signed an offer form/purchase agreement. I then proceed to suggest a cash offer for one of the properties and I now receive a purchase agreement/offer form to initial and sign to be presented. Shouldn't all of these offers have included the forms? Could it be that either my agent or the seller's agent isn't presenting/not taking seriously the first 2 offers? Furthermore, could it be the agent(s) didn't like the 1st 2 offers because their commission might be harder to obtain and/or delayed since they involve 1031 transfer/lease2own? Am I being paranoid or does this seem fishy? Thanks in advance for any advice!
