Seeking advise on help selling a property.

Hello and good afternoon to all from Gainesville Florida. Go gators!

My mother and myself have recently got the rental bug and are looking to cash out on a current property of ours. The house is already listed with a local listing agent here in Gainesville. It has been on the market for 71 days with very little action. 2 showings so far. We have cut the price 19k dollars and racked on a buying agent incentive with realativly no change in interest. My mother did inform me she signed a 6 month contract with the listing company. We have been less then impressed with the service thus far.

The property is realativly unique in the fact that it sits 1/4 of a mile of of a paved road and down a less then desirable paved road. The home is also very private with 6 wooded acres wrapping around the 4 cleared acre it is located in. It comes with a fully enclosed 2 stall barn with water and electric. Also included is a 1 acre fenced in pasture. 

Personally I would like to see this property sold yesterday. Due to it being a pain to keep the yard maintained living here in Florida. The grass literally grows over your ankles in days. Any suggestions to help sell this property would be greatly appreciated. I am 25 and just getting into this real estate thing. I have been enjoying every minute of learning it so far. But there has definitely been some growing pains. Thank you for responses!

@Robert Carney Hello from a fellow Gainesvillian! I am also a Realtor with Watson Realty in the area and my first impression of the pictures is they looked messy. Let me explain. The house is semi staged and has a random coffee table in a completely empty room, sofas in the living room are placed in the middle of the room which cuts the room in half and the garage and barn just have clutter. Also, other than that I would also ask your mothers agent to take professional pictures. They make a world of difference especially in this price point. I live about 5 minutes away so I know the area well. It’s a great location and buyers in the Newberry/Alachua area like to get an FHA or take advantage of the USDA program. The listing has cash or conventional loans only which eliminate at least 1/2 of your buyer pool. I would suggest do whatever repairs would be needed in order to make the house financable for those types of loans. Hope that helps!
