VA Rehabilitation Loan

A realtor friend of mine made a post on Facebook where they are partnering with a mortgage company who is offering a VA Rehabilitation Loan (I'm a veteran). I read on another discussion that the VA doesn't have a rehab/construction loan, yet sites such as www.militaryvaloan.com state they do exist. I'm aware of the 203k loan, but obviously this is tad more appealing as there is no down payment and no PMI. My question:

Can anyone on here confirm that the VA rehab/construction loan is a thing? If so, what was your experience utilizing it?

I think veterans United does them. They are incredibly hard to research. From what I can Find, the rehab is capped off at 35K and it’s only for cosmetic and energy-efficient repairs
