What would you do buyers not fillowinf though

Two different properties both sales have fallen through because if seller I let buyers out. Would you have? What would you do in the future to deter such actions! Possibly larger earnest money deposits and keep it for breach of contract? Two houses two contracts fell through Both were past inspection period and buyers approved inspection First property buyer and their agent claimed they didn’t know it was a mobile home even though it stated it was in MLS and it is easy to tell from outside and inside I let them out of the contract what would you have done? 2nd property. Inspection period past and appraisal came back at same amount as selling price. Buyer was approved for loan but at 8%. Contract did not state any certain amount required. Again I let them out What would you do? I am thinking from now on require 10k earnest money and not releasing funds for buyer breach of contract.
