Determining sales price

How does one determine sales price based on rent?  I have an older but in very good shape 2000sf double wide mobile home. 4bed 2bath central air/heat. It is attached to city water and sewer and the lot is part of the package. It is in a good area, all the properties around it are frame or slab built houses. It’s currently rented for $1000.00 a month.  How do I come with a reasonable sales price? It’s in Cuero Texas.
