Is this deal too thin?

Hey everyone, I am hoping to get some advice. I just found a property that I think could be a good deal. They are asking $176 and the comps are around $280. The repairs needed include foundation repair (interior) and a new roof. Aside from those large items the rest is paint and polish. The realtor told me the quotes they got were $22k for foundation and $15k for roof. I do not know if they did any shopping around to find the best deal or not. I ran numbers based on what she told me, plus an additional $10k for updating and my 70% number comes out to be $163. So, I think if I can get them to accept that amount I might be in good shape. I am wondering what your opinion on this deal would be. It is 3 1/2 bath with 2 car garage at 2,676 sq ft built in 1970. I cannot find any information on the bedroom count. Finally, if this is a solid buy, do you have any suggestions for where I can find funds. I have nothing of my own to invest and I cannot get a traditional loan at this time. I always hear if you find a deal the money will come.
