Watch 'dem Feet!!!
I just learned two lessons.
1.The county records don't always have the correct square feet.
2. Don't get mad and start a fight with your wife (everytime) she thinks your wrong.
We are offering on a house that was listed at 1616 sq ft. The county records even list it with the same. My wife questioned that "because it didn't look as big as her house before she married me". I don't base my calculations solely on sq ft. So, it really didn't get my attention. Turns out she was right to the tune of about $12000. That would have really hurt come time for an appraisal.

Sometimes the difference is because work was done without a permit. So just one more thing you should verify.
