How to protect ourselves from the next crash?

Hey everyone!

I wanted to get some input on how can rehabbers protect themselves or minimize risk for the next crash? How are rehabbers affected? how can we take advantage of the next crash how some investors did in 08', 09' and 2010? We are just starting out in flipping real estate, and I am kind of worried about the upcoming crash which can happen at any moment.

Thank you!
