Buyer temporary lease

I'm selling my first flip house and a realtor just asked if I would consider a buyer temporary lease prior to closing, as the buyer's lease is expiring. Is there anything I can do to protect myself from them moving in then backing out of the contract? I have had over 30 showings since the beginning of the year and I just paid for the house to be staged for another month, so I'm not sure if I should decline and keep showing or take the risk and hope it turns out in my favor.  Thanks in advance.
