Hello

I am a Canadian Real Estate Investor looking to work my first deal. I have a friend who's looking for a second house as an investment property in my city.

My question is: Regarding the properties on the MLS. Is it possible for me to act as a party in the sale of the house when a realtor already has signed documents on the property? Does each agency sign different agreements on locking up the house? Or is it generally the same?
