Atlanta Beltline Selling property with bad history

I am new to real estate investing, essentially just helping the family with their businesses to get experience as an real estate agent first.

3 unit commercial property just south of the beltline, Capital View to be specific. Currently run as two units with the owner running his nonprofit in one unit and his convenience/grocery store in the next unit.

He wants out of the property fast due to repeated armed robberies over the 20 years of ownership as well as overnight break ins requiring complete remodel of the front face of the building. Mortgage is almost completely paid off.

Basically looking for recommendations on how to advertise and eventually sell the property without scaring off potential buyers. He does not want to do seller financing, just wants out of the headache.
