Investment out of state

Gurus, I need some expert opinions and some contacts.

I am from Colorado Denver and want to invest in out of state where the ratio between net rental profile and price of house is pretty high. I am not new to real estate investing, and Denver area is too costly. I was looking at the Atlanta market and got some lucrative ones there (just an example). I am considering some flippers, but I also have a day (main) job. I am looking for some market insights in lucrative markets (with good ratio),  some "trusted" contacts (flipping, handyman and property management) and some great suggestions. I know folks are out there (absentee landlords) and have done this. Initially I can not invest anything more than $40k and I am trying to maximize it as much as I can.

@Krish Das, I would suggest getting on several wholesalers' lists in the market (such as Atlanta) that you are interested in so you can get a wide view of properties, areas, and prices.  Good luck with your search.
