A local high volume realtor promises that he has techniques to sell over the avg price under the avg time ...

Do some realtors really have some special technique of marketing..or is it just advertising?

I really don't know..new to real estate...what is in control of the realtor

Chris Kraemer My advice, find the one that works in your neighborhood. We have the same volume-realtor radio ads here in San Diego. I'd suspect they are in all markets. Their ads skew to "$20K of asking" which means zero to me as I don't know how they set the asking. Yours sounds a little different in that they say "average". Maybe it is different, I don't know. Bottom line, meet with your radio personality and two other realtors. See what they said they will do for you, how they would price your property, etc.
