Looking to buy investment opportunity for max $230K

Hi guys, This is my first post ever on BiggerPockets. I Am a realtor from Orange County, CA, and would like to invest out of state, together with my father, with no more than 230K into real estate (that's all we have for this), in the most efficient way, to make maximum ROI. It's important to know that I've NEVER invested in properties. I do want handholding, I do want to understand how it's going to work, what the most efficient way is to get this done, how the numbers are crunched, and why should I pick a certain state or area over another?
