Best use of i2 property

I purchased a property a couple of weeks ago that is zoned industrial two in Oklahoma City Oklahoma. The area is fairly run down. Currently it has a nonconforming residential four Plex on it which is actually a duplex house with a garage apartment one on top of the other. The total rents would probably be around $2000 per month. I purchased the property for $55,000 and it'll probably take another hundred thousand dollars to fix up the four residential units if we decide to go that route. I think I could put just about anything in the spot. The lot is about 60' x 175'. It's on a main road but not a main intersection. I'm thinking about doing storage units or office space or something like that. What is the greatest use financially for this kind of a spot in your opinion?
