Extensive fire damage deal or no deal?

Hello fellow BP members I am a wholesaler that operates Texas with 2 deals under my belt . I have a potential deal in which the property has extensive fire damage I know can get it at a low enough price but will the fire damage scare away potential buyers/investors?? Any help is greatly appreciated !
