Seller failed to mention the 19k lien

Seller asking 4500 for property, arv is 49k repairs are 5k (supposedly) however the title company brings to my attention theres a 19k lien that expires in September. After lining buyers up for purchase and marketing at a totally different price . Now the sellers is aying hes going to bulldoze the place...what and where do i go from here?

That was a good learning curve for you, right? That's ONE reason why the Ohio Regulators have clamped down on unlicensed Wholesalers - too many just don't know what they're doing!

This is why you're supposed to OWN the property before marketing it to others!

I would normally say: move on to the next one - BUT - are you ready to close on them YOURSELF?
