Seller Financing Tactics

Hi guys, 

I have been negotiating couple deals for a seller financing with a down payment. Im trying to buy and increase my portofolio and every time that im negotiating with a seller they are "scared" of doing it because they are used to traditional financing. Ive been trying to solve any financial problem they have with my partners cash.

Do you have any tips or tactics for seller financing deals? If you have closed properties under seller financing strategy please share.

    Sometimes if happened that the sellers have credit card debt and I'm investing with other partners to buy that property.

    I just did 2 seller financed buys.  I had to put 15% down and it's a fairly high interest rate (9%) but it is a fixed rate 20-year loan for each. he owns about 60 properties and is selling off his entir portfolio over the next 3-5 years he said and really wants to do them all via seller financing.
