First investment property...I need some help!

Hey everybody! I am in the process of purchasing my first investment property! I originally ran the numbers as a flip and they came out to have a decent profit margin, but upon further thought the rental market in my area is crazy for single family homes. So I am having a hard time deciding if I want to flip it or use the BRRR method. Any and all advice would be appreciated!
