Multi Family In the east side and east side of Bridgeport

I have been looking at the multis on the east side of Bridgeport ct and they seem to cash flow well if you can keep them rented. From my market research, it seems like units are typically rented within 30 days of being on the market. Is there any one who has experience in this market that could offer any input? Do you know what the vacancy rate is there? Are there cash tenants in that market or are most of the tenants sec8.. My plan is to rent to sect 8 tenants where sec 8 covers 100% of the rent.. Any input will be appreciated...
