question about commission
This might be kind of stupid, but does the realtor's claim to a commission come only from physically showing the property? IF they send you one of those private client list of properties emails from the MLS, but never show you the properties, and then you make an offer later on one of those properties with a different realtor, could there be an issue?

The realtor who submits the offer on behalf of the buyer will get the commission.
Doesn't matter what that agent did (or didn't do)...if s/he signs the offer as the "Selling Agent" s/he'll be entitled to the commission.
