Should I sell my rental property?
Quick Background: I am 21. My sister and I inherited a house when we were very young. We have been managing it since I was 18.
The house is valued at $850,000. There is no mortgage. Our current tenants are paying $3,100 monthly and their lease is up at the end of this March. The city does not have much growth (La Verne, CA) and the real estate market seems pretty healthy for selling, so I don't think there will be much appreciation. The rent is on the high side relative to the area. Our average monthly costs are approximately $1,200 (includes taxes, HOA, insurance, gardener, pool service, and maintenance). Our combined profit last year was only $23,000.
We believe that our money would be better invested in something else. If we should sell, how does that process work with notifying the tenants?
Any advice would be much appreciated. Thank you!
