owner occupied and rent out the other side

short on money to start so the wife and I were discussing selling the house and buying a duplex in the area of Neenah Wisconsin.  To be owner occupied to start out and go from there right now my wife is a stay at home mom and i work I was wondering if anyone in the area had any advice or a person to contact for mentoring in real estate investing or advice to give on this i got 3 kids  to support want this to eventually be my job so i can get out of swing shift work and see them more i know running a business is hard but so is swing shift on 12 to 16 hours a day
