i received an email from a local wholesaler today whom described the property as needing only "$40,000 in cosmetic repairs". I hit the mls and was hit by "Property deemed uninhabitable by Clark County due to foundation and structural issues" The funny thing his comps were pretty good but not his $28000 markup on a sub $50k property

Replied

@Account Closed Don't let one wholesaler ruin it for the rest of us. I agree that there are plenty of "wholesalers" that try to get any property under contract so they can sell it without doing the proper due diligence. However, there are ones like me that pride themselves on having realistic numbers. Its the only way I stay in business is by having repeat customers. The property you talked about is definitely falls in the bad category.
