School ME!: What do people see in these investment deals?

Hello All, 

I have read a lot of books over the years about real estate investing and turned homes i once lived in into rentals, but now i am trying to learn how to properly judge a house so i can make quality purchases in the future. Since i'm a new Realtor, i have access to the MLS and wanted to post up deal or two others have bought in hopes of someone explaining it to me. I have always been a visual learner, so seeing linked info on the deal will help me understand better.
