Surprising how little discussion of RE scams here
Through experience and observation there are endless scams in the Real Estate Industry. I'm a math guy, I do the numbers and can forecast value, so a scam is pretty obvious to me. I've been reading BP on and off for over a year, I have been learning and involved in RE for half of my life 16+ years, never done wholesaling or mailing or anything 'silly', just what a 'normal' real real estate investor would do. It has come to my attention that there are scams all over this site! Its ridiculous. I'm so disappointed. Its sad. You just killed most of my motivation. But hey, at least I know that I will still get good deals in the near future when there are more foreclosures and market crashes. Thanks
Scammers identified so far just from watching BP podcasts:
Clayton Morris and his wife
Tom Krol
We should all add to the list. Please remove those BP podcasts and ban those members and sticky their companies and names as SCAMMERS!
I have to say, I don't think Clayton Morris is a scammer. I've had the call with Morris Invest and would never invest with him, but he's providing something people are buying with their eyes wide open. It's the equivalent of buying a knock off of Nike shoes...you know they aren't Nike's, won't perform or last as long as Nike's, but since you can't afford Nike's or don't want to pay their price tag, you buy them. And when they don't last you have buyers remorse, but YOU are the one that made the choice to buy them. Clayton Morris has never said his investments are fool proof or 100%. He tells you the cost and the avg rents, and if you've listened to BP podcasts for any amount of time, you know those are tough price points to manage. (Disclosure: while I only own one property, I"m certainly not a seasoned investor but I've been lurking here for over a year and taking it all in) BUT, If someone is going to take the chance and purchase a $40,000 property just to be able to get in the game, the responsibility is theirs to do their due diligence. And to some that wouldn't be able to get in the game otherwise, it's a calculated risk they are willing to take. Clayton hasn't done anything illegal, immoral or unethical in my dealings with his business.
