Hiring a good Real Estate Broker/agent

I have come across a few horror stories over the past several weeks about clients who have been mis-represented in their transactions.  I can't express how important it is to make sure that your agent or broker is well-versed in the facet of real estate you are getting involved in.  If you are an investor, your agent doesn't necessarily need to be an investor as well, but if they are not, they should be extremely well spoken on what your goals are and how to evaluate properties so that you are not spinning your wheels.  An agent doesn't have to necessarily live in the town they are selling in, but they should be in the know and have a network of colleagues and peers who they can work with. 

One example of a poor representation is the problem we are seeing in Eastern CT with a certain company that has foundations crumbling from a mineral called Pyrrhotite. There are ways to determine whether or not this particular company (using this mineral).  Now, just to be clear, your agent or broker doesn't need to be a structural engineer, a contractor, or concrete expert, but they do need to be aware of "issues" that could reap havoc on one of the largest investments most people will make in their entire lives.  Some people are spending well over $125,000 to repair these foundations, and most people who thought they were purchasing a solid home, now find out their home is next to worthless.  I do not claim to be an expert on the subject of foundations, or even why this mineral Pyrrhotite is causing foundations to crumble, but I know enough to ask the question, to ensure that the right home inspector is selected for the job who will have that necessary experience.
