Out-of-Country Real Estate Investing

I'm a newbie non-USA based investor seeking to purchase real estate in the USA. My first thoughts regarding my proposed niche and strategy are to BRRRR single or multi-family houses. As I do not live in the USA and do not yet have a partner for ‘boots on the ground', purchasing properties and (more so) rehabbing would be challenging since I cannot travel to the USA often.

I’ll be grateful for anyone sharing any experiences/suggestions for acquiring properties or rehabbing without ‘boots on the ground’ or out-of-state investors who don’t actually visit the property to be acquired?

PS: I’ve heard someone on BP talk about triangulating a strategy for buying properties based on a number to calls to real estate agents and others in the area of the property to be purchased.
