Does anyone have any specific advice/tips when considering the purchase/flip of a manufactured/modular home? Not a mobile home ... a manufactured home. Thanks!

Matt

I am a licensed modular retailer and investor of wholesale RE.

20 Years in the industry.Previous statements are incorrect.

A mobile home or manufactured home is a "HUD Label "structure which is designed for affordable living and the financing is somewhat tuffer for the buyer depending on credit. They have a metal frame underneath that is built in the home for transporting it to the site. That frame will not be removed.

A Modular is a off/site structure built at a factory but carries a different label and is under the IBC Code. These structures are all crane set with no metal frame underneath. These are heavy duty dwellings that are commercial or residential.

They have a metal carriage underneath(for transporting to site) that is removed once the crane grabs the dwelling and sets it on the foundation. These will be appraised just like site built sfh.

I invest in both thru the years. If I was buying and holding for long term then true crane set modular would be the better choice.

Hope this helps you on your decision.
