I posted a few weeks ago about the importance of taking action. As we all know, deals rarely just fall into our laps. A better way to state that is deals rarely fall into our laps without some upfront work/networking.

This week I have received 4 calls from people referred to me by folks I have met through my real estate business: 2 from contractors who have done work for me, 1 from a tenant in one of my properties, and 1 from another investor who couldn't find financing for a deal but thought it would fit my model.

If you get out and work the street - phone calls, emails, face to face meetings - and you are genuine in your interactions, people will send others your way. People love to be "connected". It's similar to someone being able to get you into the hard to get in restaurant, being friends with a professional athlete, or being able to score you a sweet deal because their friend can hook you up.

When you interact with people, are honest and straightforward, and follow through on your commitments, people want to associate with you. They want to help. They want to be able to say "I know that guy, and I helped him get a great deal."

Get out there and start talking to people - don't worry if you don't have experience or are unsure about how to start. Just start. I have 4 good leads I am working that fell into my lap because I did something. You never know where conversations will lead or how relationships will develop.
