Everyone has already jumped into the booming markets such as Memphis, and Fort Worth, and Austin.  What are the hottest markets that are around these cities, but not yet booming?  We're looking to buy an investment property for immediate cash flow.

@Thomas Cheek  I would not consider Memphis booming by any stretch.. cash flow town and heavy rental town.. values follow return on cash flow .. Texas values are created by both cash flow and huge influx of population and jobs..

check out Portland Oregon.... half the price CA. with some good up side and basically zero % vacancy.. no time zone change etc.
