Flip house w/ private well water
I am considering looking into a house that I found to flip, that has a private well for water, it has public sewer. Looking at the pics online, it looks like it needs approx. $60-70k worth of work. I did go and see the house, just looked around the exterior. Most of the homes around Chicago and suburbs have public water from Lake Michigan, except a few areas of suburbs that are unincorporated. How much of an affect would this have on the timeframe once the rehab is complete and listed for sale? Thanks!!!

If it is common in the neighborhood to have well water with city sewer then it shouldn't make a difference. I live in an area like this and it's typically cheaper to install a new well that will last 30+ years than to hook up to city water. The connection fee alone was $5K when the whole well install cost that much. I don't see how it will make any difference assuming the water tests safe depending on your local health department guidelines.
