Escrow / Title Companies in Bay Area (war + love stories)

Hi all,

For those who have bought off market (and even those who have not) would love to hear anyone's war or love stories in your dealings with Escrow / Title Companies. I may have a chance to purchase something off market and thanks to a bunch of BPers, I'm a bit more confident that I won't need an attorney so I'd be more reliant on Escrow / Title Companies. It's a small residential property in the Bay Area so I'm looking at people's experience in that particular situation and market. Since I don't really know what I don't know, would love to hear BPer's war stories (aka everything hit the fan - what to avoid) and love stories (everything could have hit the fan yet these people really pulled me through). Thanks!
