Confused

I want to do my first deal so bad. I found a couple of vacant properties and reached out to the owners. Have heard nothing back from them. Should I mail them something? If so, what and what should it say? It's a probate property. On top of that should I find a realtor to help me figure out who holds the lean? There are so many moving pieces to the puzzle.
