Commercial Multi-Family Clauses in Purchase Contract (Louisiana)

Hello BP Family,

Does anyone know if the following is required in a commercial real estate transaction specifically in Louisiana? This would be for a Multi-family transaction.

A Louisiana Sales Report provided by seller

Sales Tax Report. A Louisiana Sales Tax Report duly executed by Seller. 

An Alpha B Title Policy Committment

Seller shall furnish to Buyer a commitment for the issuance by TBD or other company reasonably acceptable to Buyer (the "Title Company") of an ALTA Form B owner's Title Insurance Policy (the "Commitment") which shall show the status of title to the Real Property

I'm currently reviewing a contract and didn't know if these items were required/common in Louisiana. I will forward to my attorney for further review but wanted to see if any of you were familiar with this.

If any of you have contracts that you have used to purchase commercial multifamily real estate, feel free to share.
