Newbie looking to buy a duplex buy and hold house hack

Hey BP! 

So I am a new to REI but I have done a TON of homework by going to RE seminars, listening to BP podcasts and reading everything I can put my hands on when it comes to REI, including BP's UG to REI.

Im at the point where I am talking to a relator and am actively looking for houses to buy and hold. With my current salary, I am looking to house hack and use my VA Loan (as I am a veteran) to become an owner occupant of a duplex. I know that really the only thing that matters is the numbers. I wont buy the property unless I can cash flow on the property when both units are rented by tenants.

What Im asking is what are other things I should be looking for? When it comes to being a buy and hold investor, being an owner occupant, an in general a real estate investor...what are things I need to be aware of. Im looking to just have a conversation with other seasoned investors to grow my knowledge of REI. Please feel free to ask me any questions about my philosophy/vision on what my goals are as well.
