How is such a low down payment possible?

I saw these numbers on one of the real estate sites for SFH posted by an investor.

Can someone pls explain how such a low cash out of pocket possible? There werent any other details on this deal like the type of property, class, etc. 

If you are an experienced investor and have achieved such numbers, please share how its done :) I usually hear of max 200 bucks per door that too on a good deal.
