Mobile home investing

I have an opportunity to purchase 7 mobile homes in my area (deep east Texas). This would be my first ever real estate purchase. I don't have a ton of specifics about the deal at the moment but I do know that the seller is entertaining selling all of the properties including the land they sit on for $250k. There's is also room for expansion on the lots that would be included in the deal. I was considering doing a "house hack" by renting out 6 of them and my wife and I living in one. A couple of the homes need some minor repair work in the $3k-$5k range total. I've ran the numbers and it looks like I could potentially make about $700 a month if I rented all of them. Do you think that investing in mobile homes is a good idea for a buy and hold investment?
