Different Strategies: Sending Multiple Contracts: Lets Share
I am in the business of rehab and flip. My main source is MLS (MRIS). My wife is a real estate agent. Currently I am facing very high competition in MLS basically any property I go for is on the contract or have multiple offers or is a cash buy. Looks like I need to change my strategy a little.
I would like to streamline the process of putting multiple offers. Basically I would like to send many low offers, and see what comes back. I usually go for REO's. The only issue is that sending a single formal contract with financial, EMD..etc takes a very long time, and since one does not know the outcome it could be a waste of time.
My question is how can it be done? Can I send a single page (Purchase contract), and then send a formal documentation based on the response? What do you recommend. Of course there is a risk of getting accepted from multiple offers at the same time, but with some contingencies or countering it can be tackled. How can I streamline the process of sending multiple contracts? And as for for the search maybe I can go for the properties with higher DOM? or what can be a strong strategy for property search. Any tips would be really appreciated…
