Getting my own appraisal?

Hello there BP. I'm currently in the process of my first live in flip of my primary residence. I have it about done just have a few things to finish up. But anyways over this past summer I got in touch with my real estate agent and she told me that in perfect condition my house will be worth 200-210k and I owe 120k, well in my own opinion I believe that's a high estimate. So my question is; before I list it with her should I hire a private appraisal and get my listing price from that or go with what she thinks and wait for a buyer to get it appraised. Me and one of my friends are investing together and both of us have used her and she's been a huge help and in my opinion she does a great job. So what do you think? Thanks in advance!!
