Suggestions for simple FSBO sales contract

Hello,

I plan on signing a contract to purchase a FSBO property tomorrow. I've done this before using contract templates from the internet.... Does anyone have a suggestion for a high quality, simple sales contract? I prefer a single page document that will be easy for the seller to understand. I am in California in case that makes a diference.
