Dry Rot
I'm in the Los Angeles area. I am in the process of purchasing a property and wanted to know how concerned I should be about dry rot. The termite inspector noticed signs of dry rot in the building. They also said that there is evidence of dry wood termites in the garage and attic areas. 80% of the attic is inaccessible because of insulation. They also noted that "Although the termite control will use care we are not responsible for damage that may occur to the roof with the above repairs" Is this common and an easy fix or should this be a huge red flag?
