In contract on duplex in Torrance. Advice from local experts ...
Hi everyone,
I've been bidding on homes in SoCal for half a year now, and finally am in contract on a fully renovated (interior) duplex in Torrance (great school district), but it sits on Del Amo. Specifically, the backside of the oil refinery, which is probably why I got it so cheap. My questions for you:
- Does anyone have a good sense of a fully rennovated 2/1 and 1/1 rent comp right by the refinery? I know the rent comp close to that neighborhood, but I'm wondering if I'd have to give a discount because it's right next to the refinery. A $50-$100 difference in rent would be a big deal.
- What are your thoughts on that area? I've not seen any duplex in most of SoCal for so cheap so am wondering if there's a known problem with that area.
Thanks!
Christine
