best way to prospect for new buyers and sellers -- RE AGENT
whats a cheap way to get more listings? i cold call expired listings and have my scripts down but it still looks like its a follow up approach on most of them..
i see direct mail used a lot for investors, but is it good for agents?
who should i target? old people with equity?

Real estate is a relationship business. Most people choose an agent with whom they have a relationship with, or who have been referred to them by a friend, family member or colleague. This means your best chance of gaining business is through the people you know. You have to actively market to those people though. A monthly email campaign, a monthly direct mail campaign to the people you know. Do not assume that they will use you, or refer business to you...you have to actively market to them.
Once you have that down, I have found that geographical farming works well for getting listings. Become the neighborhood expert in an area...and hit that mail route with EDDM, every door direct mail, every month, or every other month.
